Does everyone need an Energy Performance Certificate?
The EPC is required by law when a building is constructed, sold or put up for rent.
So you will only need a certificate if you are:

a homeowner – all sellers of homes need to ensure that they provide a Home Information Pack which includes an EPC for potential buyers

a builder – an EPC needs to be provided to buyers of newly built properties

a landlord – you will need to provide an EPC which will be valid for ten years, to prospective tenants, the first time you let or re-let your property
Even if you do not fall into the above category, you can still apply for and receive an EPC.
How long will the survey take?
We will normally be on site for approximately 30 minutes. The calculations are completed and produced within 24 hours.
What does an Energy Assessor do?
A qualified energy assessor will visit your property and look at various elements such as general house details, property dimensions, wall and roof construction, windows, heating systems and extensions to the property. The collected data is then transferred onto the computer software which automatically works out the energy ratings and produces an Energy Performance Certificate of the property. It also provides recommendations to improve the rating and lower the properties energy bills.
Will I need to be at home when the surveyor arrives?
Even though the inspector would like to ask questions to the owner about the property, the inspector can perform the assessment on his own.
What is included in the Energy Performance Certificate?
The Certificate will look broadly similar to a certificate on a refrigerator. Its purpose is to record in a clear unambiguous format, how energy efficient the home is as a building. Using colour charts, the EPC records the current rating and compares this with potential rating at which the owner should aim.
Who can produce the Energy Certificate?
The Energy Performance Certificate can only be completed by a qualified and licensed Domestic Energy Assessor or Home Inspector.
Does the Energy Performance Certificate need to be completed before a property is marketed?
The Certificate must be attached to the property details as supplied by the estate agent. Also proof must be provided that the legal documents and searches have been ordered by your pack provider.
Who has access and permission to view the Energy Performance Certificate?
Permission to view the contents of an Energy Performance Certificate by estate agents or prospective buyers must be given by the owner of the pack.
How long are Energy Performance Certificates valid for?
An EPC is valid for 3 years but if the property is a non-dwelling then its valid for 10 years.
